随着经济全球化和经济一体化过程的加快，企业面临的市场竞争日益激烈，能否获得并保持长期的竞争优势是企业生存和发展的关键所在。企业的竞争优势来源于两个方面：一是以低成本经营而获得高利润的能力。二是企业能够使自己在顾客眼里形成与竞争者差异化的能力。所以，成本管理一直是企业日常经营管理的一项中心工作，在企业生产经营实践中起着相当重要的作用。
在市场经济条件下，传统的成本管理思想已不能适应xxxx建设股份有限公司的现代成本管理的理念。xxxx建设股份有限公司要想在激烈的竞争中生存和发展，必须加强企业的成本管理，强调现代成本管理理念。
本文立足于xxxx建设股份有限房地产公司的现行成本管理模式，结合当今社会成本管理的发展趋势和xxxx建设股份有限房地产公司的成本管理现状，分析xxxx建设股份有限房地产公司采用的成本管理方法存在的问题，并提出了相应的改进措施，同时，根据现有的较为先进的成本管理理论，结合xxxx建设股份有限房地产公司成本管理的现有条件，提出了科学的成本管理方法即作业成本法，并以其在怡通家园开发项目中的应用为例说明作业成本法的优越之处。

Abstract
With the economic globalization and acceleration of economic integration, enterprises are facing increasingly fierce market competition. Whether companies can obtain and maintain long-term competitive advantage is the key of enterprises’ survival and development. Competitive advantage comes from two aspects: one is the ability to obtain higher profits by low cost management; the other is the ability to differentiate from competitors in the eyes of customers. Therefore, cost management has been the key part in companies’ daily operation and management. It also plays an important role in the production and management practices of enterprises. Under the condition of market economy, the traditional cost management can’t get along with the modern cost management of Changchun Construction Company. If Changchun Construction Company wants to survive and develop in the fierce competition, the company has to enhance the cost management and focus on the modern cost management concept. This article bases on the existing cost management mode in Changchun Construction Company and combines the development trend of cost management and the current cost management situation in Changchun Construction Company to analysis the problems in the cost management in Changchun Construction Company and put forward the corresponding improvement measures. In accordance with the current cost management theory and the existing conditions in Changchun Construction Company, submit a scientific management method which is the Activity Based Costing and use the development projects in YiTong Home as an example to illustrate the advantages of ABC.
