聚类及判别分析在房地产市场分类问题中的应用毕业论文.doc

摘　　要

从1980年xx市住房统建办公室率先挂牌，成立了xx市城市开发总公司，拉开了房地产综合开发的序幕，到现在房地产业已经趋于稳定发展的今天，中国房地产已经走过将近30年的历程！原有经济水平以及房地产业发展起步时间的不同等因素, 都决定了各地区房地产业发展在速度、规模等方面的不同, 房地产市场的活跃程度在各省区表现出明显的区域差异，多年来房地产在一定的自然、经济条件下, 遵循一定的规律, 客观形成的一种具有一定地理界限的经济地域即房地产经济区。以前也有人研究过类似问题，但都是结合单一数据进行的聚类分析。本文将结合35个城市的统计数据,利用聚类分析、判别分析以及因子分析来解决房地产经济有关投资市场的分类问题，最终得到五个不同的类型区，进一步结合统计软件验证结果分析市场形势，以期对开发商把握房地产经济的发展起一定借鉴作用。

Abstract

Economic level, as well as the original start time in real estate development, such as the different factors determine the development of all regions of the real estate industry in terms of speed, size, etc. is different from the level of activity of the real estate market areas in the provinces shows that regional differences, real estate for many years in the natural, economic conditions, follow certain laws, the objective form of a certain geographic boundaries of the economic area that is the real estate economic zone. It was also previously studied a similar problem, but the combination of a single cluster analysis of data. This combination of 35 cities in the statistical data, using cluster analysis, discriminant analysis and factor analysis to solve the real estate investment market economy to the classification of the end of five different types of areas, further integration of statistical software to verify the results of analysis of market situation , with a view to real estate developers to grasp the economic development of a certain reference.
