摘要:房地产业是我国经济增长的带动点之一,在国民经济的发展中处于先导地位。作为资金密集型产业,存在着资金需要量大与自我积累有限、开发环节资金投入集中与来源分散化,以及资金短缺与产业泡沫并存等矛盾。因此,在控制房地产金融风险的同时,如何拓宽融资渠道、缓解资金需求压力,成为我们急需研究的课题。这对房地产业,尤其是中小房地产公司的健康发展来说尤为重要。本文从房地产发展现状及其特点入手,通过分析房贷政策出台的深层原因,来描述房贷政策出台的背景。并在此背景下,进一步分析此政策给房地产业带来的巨大冲击,来揭示出中小房地产公司所面临的困境,并更进一步探索在房贷紧缩情况下,中小房地产公司在拓宽融资渠道,加强企业内部管理以提高自身竞争力及退出竞争三方面的生存对策。

Abstract: The real estate in our country is one of the most important impulse in the economic growing, it is the forerunner in the development of national economy. As the fund-densely industry, there are many contradictions, such as large volume of fund demand and limited self-accumulation, concentrated fund throwing in exploitation segment and decentralized source , fund-shortage and industry bubble, and so on. Thus, how to broaden the channel of fund-raising, mitigate fund demand pressure and promote the real estate system reform and structure adjustment when controlling finance risk, have become our imperative question for study. This paper starts with the development state and characteristic of the industry of real estate, and analyzing the profound cause of promulgation of housing loan policy, to describe the background of the policy. With this background, it goes step further to analyze the gigantic shock to the real estate, and to reveal the difficult position met by the small and medium real estate companies. On the condition of contract of housing loan, it furtherly probes these companies’existing tactics in three aspect, broadening the channel of fund-raising, strengthening the management of companies and withdraw from competition.
