摘 要
　　　房地产行业是资金密集型的高风险行业，具有高度的政策敏感性，目前我国房地产业具有收益高、风险大的行业特点，要求必须实施严格、高效的财务控制，才能保障项目的顺利开发和资金的合理运用。
　　　xx公司的财务控制工作虽然取得了一定的成绩，同时也存在着一定的问题，比如制度的逐步健全过程曾经给财务管理工作造成了混乱、各部门员工对于财务控制管理的认识不足导致了财务控制效率低下、货币资金的安全受到管理方式和人员素质的威胁等。在本文的研究中，逐步发现xx公司财务控制问题，并提出了相关解决的对策，如加强财务管理基础工作和企业员工财务控制的认识、财务控制的有效方法是预算控制、正确处理各部门的关系、完善防护性机制。希望对xx公司财务控制的研究能够为现代房地产企业的财务控制工作提供一定的思路和和解决问题的方法。

Abstract
　　　Real estate developing industry is capital-intensive industry,having the altitudinal policy sensibility.At present,our country real estate business faced booming profit,high risk characteristics.Requiring strict and efficient financial control,which could ensure the project develop smoothly and funds used reasonable.
　　　Despite the Xicheng company’s financial control have acquired some achievements, there are also exist some issues.For instants, the gradual sound of financial management system once have caused confusion in daily work.The staff who lack of the financial control conscious have led an inefficiency financial control consequence.Meanwhile,the capital management and currency security both threated by the quality of personnel.
　　　In this paper,gradually found the financial control problems exist in Xicheng enterprise.Putting forward some solving countermeasures,such as strengthen financial management foundation work of the financial control and realize the staff 's financial management consciousness.Budget control is a useful method to financial control,correctly deal with the relationship between the department and Perfect protection system.According to the research of Xicheng company,the purpose of this paper,providing some efficient methods which many real estate developing industry might come across.
