摘要： 如今房地产行业竞争越来越激烈，房地产企业必须降低成本提高核心竞争力才能在竞争中占有一席之地。供应链成本管理作为一种新兴的管理思想逐渐受到很多房地产企业的关注，通过实施房地产供应链成本管理思想，有助于房地产企业加强与关联企业的联系，对成本进行更好地控制，达到降低成本提高核心竞争力的目的。
本文首先对供应链成本管理思想及其管理方法进行概述，然后介绍了房地产成本管理现状以及存在的问题，提出将供应链思想融入房地产成本管理的必要性。基于房地产项目开发流程，本文对房地产供应链进行了分析，构建房地产供应链模型，并对供应链上的成本进行分析，采用供应链目标成本管理法对成本进行控制，具体分为目标成本的建立、目标成本分解、目标成本的可实施性控制三个步骤。
最后以ZT公司的某项目为例，采用供应链目标成本管理方法对成本进行管理，并建立模型对成本管理的效益进行评价，将使用前后的成本进行对比得出本项目的效益有所提高，节约成本2594.08万元，对利润的贡献率为26.28%，说明供应链成本管理思想是行之有效的。

Research on Supply Chain Cost Management in
Real Estate Enterprise
Abstract The competition in the real estate industry is more and more intense , the real estate enterprises must reduce the cost and enhance the core competitiveness to occupy a space in the competition. Supply chain cost management as a new management idea has attracted many real estate enterprises concerned, through the implementation of the real estate supply chain cost management idea, can help real estate enterprises to strengthen the association relation of the enterprise. By this way the enterprise can do better control to the cost, and get the aim of reduce the cost and improve the core competitive.
This paper first gives an overview of the supply chain cost management idea and management method, and then introduces the present situation of the management of the real estate cost method and the existing problems, put forward the necessity of the idea of supply chain into the cost of real estate management.Based on development process of real estate, this paper analyzed the supply chain of real estate, and then construct the real estate supply chain model, and analysis the cost of the supply chain, using the target cost management method to control the cost of the supply chain., including the establishment of the target cost, the decomposition of the target cost, target cost line control can be implemented, Benefit eva luation of target cost.
Finally, taking a project in ZT company as an example, using the methods of supply chain cost management objectives to control costs, and establishes the benefit model of cost management eva luation, by compare the before and the use of the cost, the conclusion can be draw that the efficiency has been improved, save the cost of 259, 381, 00 Yuan, the contribution of the profit is 26.28%, the supply chain cost management idea is effective.
