摘要 随着我国经济的持续发展和社会消费结构的调整,社会公众对商品住宅的需求不断增长,导致房地产开发不断升温,许多投资者被较高的投资回报率所吸引,纷纷斥资进入房地产市场。但是,房地产行业是典型的资金密集型的高风险行业,因此,在国际经济大背景下和国内经济、法律、政策等环境的影响下,房地产行业想要获得发展,就必须要认识到本行业所特有的财务风险,加强自身在国际和国内市场上持续经营和盈利的能力。
本文分别从偿债能力、盈利能力、营运能力和成长能力四个方面对金地集团设置了财务风险评价指标;继而用偿债能力评价了金地集团的筹资风险,用盈利能力和成长能力的相关指标评价了金地集团的投资风险,用营运能力评价了金地集团的资金回收风险,用盈利能力的相关指标评价了金地集团的利润分配风险,发现金地存在着由权益净利率和净利润增长率直线下降而可能引发的投资风险;由于库存压力和销售增长率突然放缓所带来的资金回收风险等。

Financial Risk of Gemdale Corporation and Corresponding Measures
Abstract With the continuous development of China’s economies and the adjustment of structure of consumption,the public’s demands for commodity residential house is rising,which results in the real estate markets beginning warming up.Therefore,the increasing number of investors are attracted by the high level of return on investment of the real estate markets,they are keen to enter into this market.However,the real estate enterprises are the typical market that characterizes in intensive capital and high level of risk.Therefore,under the background of international economies and the impact of national environment of economies,legal and policies,the real estate enterprises can only develop by recognizing the special financial risks around them,furthermore,the real estate enterprises must gain the ability to improve themselves to continuously operate and earn revenue in the international and national markets.
In this paper,financial risk eva luation ratios are set in the respect of debt paying ability,profit earning power,operation capability and development ability.Then,ratios of debt paying ability are used to eva luate Gemdale Corporation’financing risk,relevant ratios of profit earning power and development ability are used to eva luate Gemdale Corporation’s investment risk,ratios of operation capability are used to eva luate Gemdale Corporation’s capital recovery risk,relevant ratios of profit earning power are used to eva luate Gemdale Corporation’s profit distribution risk, find that Gemdale Corporation has the potential investment risk due to the fact that return on equity and net profit growth rate are falling,capital recovery risk as a result of overstock and unhealthy sales growth rate. Finally,relevant measures to solve the financing risk,investing risk,capital recovery risk and profit distribution risk will be put up.
