据南通市历年统计公报显示, 2003年以来,南通市社零总额保持约年均15%以上的增速,其巨大的潜在市场使得南通市商业地产快速发展,目前南通商圈中心地带聚集了以八佰伴,金鹰、文峰为主的百货业态,周边集聚了中南城、鸿鸣摩尔、金飞达广场等大型购物中心,未来两年还有万达、万科、宝龙、华润、圆融等商业地产领军企业的项目入驻,行业内部的竞争将日趋激烈。南通五洲国际广场项目置身于激烈的竞争环境中,如何发挥自身的核心竞争优势,有效规避竞争劣势,是其得以存在和发展的当务之急。
本文在对南通商圈内各城市综合体项目进行综合考察和市场调研的基础上,充分结合行业内部的竞争环境,对南通五洲国际广场项目进行SWOT分析,了解五洲国际广场项目竞争力现状,引出项目核心竞争力的构建,通过五洲国际广场项目的核心竞争力假设,进行评估,找出项目突出的核心竞争力,对缺乏竞争能力的部分因素进行调整和改进,制定提升项目核心竞争力的若干有效策略。

Hongming More, Jinfeida square and other large shopping centers, in the next two years , Wanda, Vanke, Baolong, Resources, harmony and other commercial real estate leader projects will enter in. Intra industry competition will become increasingly fierce. Since Nantong Wuzhou international plaza project in the fierce competitive environment, that how to play their own core competitive advantage and avoid disadvantage, is a pressing matter of the moment for their existence and development.
This article based on a comprehensive study and Market Research on city complex projects in the city of Nantong, Combining with the industry competition environment. The article analyse Nantong Wuzhou International Plaza Project with SWOT, to understand the status quo of Wuzhou International Plaza Project Competitiveness, and l lead to how to build the core competitiveness of the construction project. It Makes assumptions based on the core competitiveness of Wuzhou International Plaza Project, and eva luate the core competitiveness. Finding the core competitiveness of the project, also having some adjustment and improvements on the lack of competition ability .In the end, formulateing several effective tactics of improving the core competitiveness of the project.
