摘要：作为一个高投资、高回报、高风险的产业，房地产投资是一项十分复杂的活动。对于商业综合体这样投资大、项目跨度大、社会影响大的项目，风险控制工作尤其重要。风险存在于整个项 目的各个阶段，但通过分析可以知道，在项目初期即策划阶段，项目风险处于最高水平。因此，从选址开始就把握和控制风险必能使将来的工作事半功倍。
镇江丁卯开发区是镇江重点发展的区域，政府投入了大量的人力、财力、物力帮助其建设。文阐述了如何运用系统评价方法，建立商业综合体选址问题的指标体系。运用层次分析法，建立商业综合体选址方案的优化选择模型。应用该模型对房地产项目综合评价的位置，确定最优方案，从而为决策提供定量分析依据正确的位置。

Abstract：As a high investment, high return and high risk industry, real estate investment is a very Complex activities. For commercial complex, such investment big, big projects span, social impact of project, risk control work is particularly important. Risk exists in the whole aim at various stages, but through the analysis can know, at the beginning of the project, the planning phase, project risk at the highest level. Therefore, starting from site selection to master and control risk will make future work get twice the result with half the effort.
Is zhenjiang zhenjiang Ding Mao development zone key development area, the government invested a lot of manpower, financial and material resources to help the construction. Article expounds how to use the system eva luation method, set up index system of the commercial complex location problem. Using the analytic hierarchy process (AHP), the establishment of real estate location scheme optimization selection model. And a comprehensive eva luation of the plan of site selection of real estate by using the model to determine the optimal solution, so as to provide a basis for quantitative analysis in decision makers correct location.
